Costa Verde

Costa Verde is the largest privately funded community development project under development in Panama. The property has direct access to Panama’s primary transportation corridor, and is envisioned to provide a mix of land uses with the potential to create a true live/work environment with primary housing, neighborhood and regional commercial centers, town center, schools, medical facilities, sports venues and park spaces, and regional transportation hubs. The site features forested hills and retired grazing fields, stream beds, and coastal mangroves, all being incorporated into the Master Plan as an open space network with trails, buffers to development, and natural storm water management system. The organically organized plan was conceived in a three-dimensional way that is responsive to topography and natural systems, resulting in individualized development parcels with a variety of amenity exposure. EDSA audited an existing, partially developed master plan, and reprogrammed the concept of the community in the process of creating a new master plan for the majority of the site. Additional design responsibilities included detailed design for the primary arrival sequence, concepts for community elements - town center, visitor center and social club. EDSA also produced guidelines for parcel development focused on sound site planning, preconstruction activities, preservation of key site features, and sound storm water management practices.
